Why we started it

Companies expanding into a new African or Middle Eastern city usually choose an office before they understand the market.

The gap

An expansion team has a deadline, a budget and very little reliable information about Grade A supply in the city it is moving to. What exists sits with brokers, recycled from listing to listing, and availability is often out of date by the time anyone calls.

Most office stock is quoted in local currency while prime space is often quoted in US dollars, and fit-out ranges from bare shell to finished suite, so two similar headline rents can hide very different total costs. Portal listings are often free-text ads with no building identity, grade or floor area.

Where the idea came from

URBN Offices was conceived as the office-market front end of the group’s African property data work: a way for expansion teams to assess office space from a distance in cities where office data is thin.

URBN Offices was built to give occupiers a clear picture before they fly in: listings reviewed before they go live, building identities protected until a reveal is approved, and the full cost of each option laid out before anyone signs.
