African property markets do not lack value. They lack measurement.
The gap
You cannot underwrite what you cannot observe. Institutional capital is priced on evidence, and in most African markets the evidence exists: thousands of listings are published every week. But it is scattered across portals, languages and currencies, with no one turning it into a benchmark an investment committee can cite.
Recorded transactions would need land-registry or deal feeds, so asking prices are the evidence that can be observed today. Even that record is inconsistent: portals mix annual and monthly rents, and conventions differ from one market to the next.
Where the idea came from
Ironwood was conceived as the group’s shared data backbone: one cleaned record of African property markets that research, office search and investment work can all draw on, starting with the listings that are already public.
Ironwood was built to do exactly that: gather the public record, clean it once, guard every number with minimum-sample rules and publish district-level prices and rents with the methodology attached.
African property data you can cite
- 01
Gather: public listings are collected from portals on a schedule
- 02
Clean: records are deduplicated and standardised
- 03
Guard: minimum-sample rules decide what can be shown
- 04
Publish: district medians, each with its method
Inside Ironwood Intelligence
- District price benchmarks
Median asking prices per square metre for sale and rent, by city, district and asset class, each showing the number of observations behind it.
- Evidence on every figure
Minimum-sample rules decide what can be shown. Where data is thin the terminal shows a dash, and asking prices are never shown as transaction prices.
- Local or US dollar view
Switch figures between US dollars and local currency, at the exchange rate shown on screen.
- District maps
See districts on a map with their price aggregates, to find where values and listing depth sit within a city.
- Weekly price trends
Follow how medians move from one weekly snapshot to the next, for each market and city.
- Development pipeline register
Projects drawn from market news, with developer, size, stage and the source for every entry.
- Published research layer
Stock, occupancy and vacancy figures from published research, quoted as published, with the publisher named and never blended across sources.
- Macro context
Public macro indicators for each market, alongside the property data.
- CSV exports
Download city, district and asset-class aggregates as CSV, in local currency with an explicit currency column.
