Property is built by groups, not by promises.
The gap
Across the region, a great deal of co-development already happens between people who know each other, but informally: on messaging apps and handshakes, with little on paper when a project slips. Diaspora buyers in particular have no documented way to develop at home.
Off-plan buying asks for trust without structure, and crowdfunding offers structure without ownership. Neither gives a group of co-developers a documented project they own together, with the papers in front of them before anyone commits.
Where the idea came from
BrickPact grew out of a plain observation about how property gets built in the region: groups already co-develop, but the deals are struck informally and little is on the record. The idea was to make that kind of deal origination trusted and documented, without turning it into crowdfunding.
Off-plan asks buyers for trust. Crowdfunding pools their money. BrickPact was started for the space between: it forms groups around vetted projects, puts the documents first and gives participants shared oversight, without ever holding their funds.

Inside BrickPact
- Opportunity register
Browse development opportunities by city, country, project type, asset type, stage and intended outcome, and save the ones worth a closer look.
- Full opportunity dossier
Each opportunity sets out its cost plan, platform fee, land and permit status, legal structure, timeline, document list and a risk register with mitigations.
- Formation window and quorum
See how many subscribers a project needs and the deadline to join. If the group does not reach quorum, the project does not go ahead.
- Request access
Share your role, budget range and country of residence and accept the risk disclosure. The team reviews every request, and requesting commits you to nothing.
- Private project rooms
Approved participants get a room with the project memo, document list and review status, updates, meetings, milestones and risks.
- Participant dashboard
Track saved opportunities, access requests, approved rooms, briefings, documents and notifications in one place.
- Sponsor submissions
Landowners and developers submit a site with its ownership status, plot size, permitted use, cost estimate and intended outcome, then follow the review.
- Three project types
Build-to-own, build-to-sell or build-to-rent, each with its own disclosures on outcomes and risk.
- No funds on the platform
BrickPact holds no money and processes no payments. Funds move only through the project’s own SPV, escrow, cooperative or trustee.
