URBN Strategy
Draw the plot and record what the rules allow. URBN Strategy turns it into a programme, a 3D massing and a quarterly appraisal, with every figure traced to its source.

A feasibility study is usually a spreadsheet, a site plan and a folder of PDFs.
The gap
By the time the investment committee meets, nobody can say where the numbers came from. Planning controls sit in one document, the massing in another and the appraisal in a spreadsheet that has been copied a dozen times.
Planning rules are rarely available as data a tool can fetch, so they are retyped from documents into spreadsheets, and the link between a rule and the number it produced is lost along the way.
Where the idea came from
URBN Strategy is built around the study landowners and developers commission before they buy: site acquisition and highest-and-best-use feasibility. It turns that study, usually spread across spreadsheets, drawings and PDFs, into one traceable model.
URBN Strategy was started to keep the site, the rules, the massing and the appraisal in one model. Every assumption is traced to its source, approved revisions lock, and each decision keeps the working that led to it.

Inside URBN Strategy
- Measured site boundary
Draw the plot on the map, import GeoJSON or type coordinates. Area and perimeter are measured in a projected coordinate system, not estimated from an image.
- Sourced planning controls
Record plot ratio, coverage, height, setbacks and other controls, each with its source, confidence and date. Edits keep the original value and the reason.
- Programme for five asset types
Turn a target area into GFA, net areas, unit mix, hotel keys and parking for residential, office, retail, hotel and mixed-use schemes.
- 3D massing and modeller
Generate a massing checked against every recorded control, or draw, push, stack and split masses yourself, with a zoning envelope and sun and shadow studies.
- Quarterly appraisal
Quarterly cash flow from land payment to exit, with IRR, NPV, margin on cost, residual land value, financing and sensitivities, every intermediate figure visible.
- Alternatives and comparison
Search use mixes within the ranges you set, then compare up to ten scenarios against a base and rank them on your objective.
- Locked approvals
Record reviews and approvals with a reason. An approved revision locks, so the numbers behind a decision cannot change afterwards.
- Exports with the working
A stamped PDF memo, an Excel workbook that reconciles, an A3 drawing sheet, and DXF, IFC, Rhino and glTF models of the massing.
- Office floor planning
Lay out office floors in real metres with rooms, furniture, doors and cores, check seats and circulation, stack levels and export a DXF or A3 sheet.
